Cost by County

Average installed replacement cost varies by county — driven by labor market differences, disposal costs, and material requirements specific to each region.

Middlesex County
$10,900 avg
Mercer County
$11,400 avg
Somerset County
$11,700 avg
Monmouth County
$12,100 avg
Monmouth County coastal premium: Reflects salt-air resistant material requirements and higher disposal costs near shore. Homeowners in coastal Monmouth municipalities (Sea Bright, Belmar, Point Pleasant, etc.) should budget at least 10–15% above the Middlesex average.

Cost by Home Size

Home square footage is the most reliable predictor of total roofing cost. These ranges reflect architectural shingles with a single-layer tearoff.

Home Size Typical Roof Squares Cost Range (Installed)
Under 1,500 sqft 12–16 squares $7,800 – $11,200
1,500–1,999 sqft 16–22 squares $9,200 – $13,400
2,000–2,499 sqft 22–28 squares $10,400 – $15,600
2,500–2,999 sqft 28–34 squares $12,100 – $17,800
3,000–3,499 sqft 34–40 squares $14,200 – $20,400
3,500+ sqft 40+ squares $16,800 – $24,000+

Note: Home square footage does not equal roofing squares. Roof area depends on pitch, overhangs, and geometry. All estimates assume a standard 6/12 or 8/12 pitch. Steeper pitches or complex rooflines (multiple valleys, dormers) add 10–20% to labor.

Cost by Roofing Material

Per-square-foot installed costs shown below include tearoff, underlayment, flashing, and labor. Material-only costs are roughly 30–40% of the total.

Material Cost per Sqft (Installed) Notes
3-Tab Asphalt $4.20 – $4.80 Limited availability; 15–20 yr lifespan
Architectural (Dimensional) Most Popular $4.80 – $5.80 GAF Timberline HDZ, OC Duration; 30 yr warranty
Premium Asphalt $5.80 – $7.20 GAF Camelot, OC Duration Storm; enhanced impact resistance
Metal — Standing Seam $9.00 – $14.50 40–70 yr lifespan; concealed fastener system
Metal — Corrugated / R-Panel $7.00 – $10.00 Exposed fastener; lower cost metal option
Flat — TPO / EPDM $5.50 – $7.50 Single-ply membrane; garage roofs, low-slope sections

What's Included in These Costs

Every job in our dataset included a full system installation — not just shingles. Here is what a complete NJ roof replacement covers:

Tearoff and disposal (1 or 2 layers) — debris hauled off-site, not left on-property
Deck inspection with damaged sheathing replacement at cost per sheet
Ice & water shield — valleys and eaves minimum; full field recommended in NJ
Synthetic underlayment over full deck
Starter strip at eaves and rakes
Architectural shingles (material cost per selected product tier)
Ridge vent system for full attic ventilation
Hip and ridge cap shingles
Flashing — re-used or replaced at valleys, chimney, pipe boots, skylights
Cleanup and haul-away — magnetic nail sweep, full property walkthrough
NJ permit filing and fee (avg $350–$850 depending on municipality)

Insurance Claim Findings

Of the 1,200+ jobs in our dataset, a significant portion involved homeowners insurance claims. Here is what the data shows.

Hail Damage
29%
Fallen Tree / Debris

The single most important factor in claim approval: Having documentation before you call your insurer. Homeowners who provided timestamped photos of damage, a contractor's written assessment, and weather event confirmation had significantly higher approval rates. Once you call your insurer, the adjuster's visit creates the official record — having your own documentation first levels the playing field.

2025–2026 Cost Factors

Several market-level forces pushed roofing costs upward heading into 2026. Here is what we tracked in our purchasing and labor data.

Asphalt Shingle Materials+12%
Fiberglass mat and petroleum asphalt pricing rose approximately 12% from 2024. Manufacturing disruptions and sustained construction demand nationally kept prices elevated through Q1 2026.
NJ Labor Rates+8% YoY
Skilled roofing labor in the Middlesex/Monmouth corridor increased 8% year-over-year. The NJ construction labor market remains tight, particularly for experienced roofing mechanics willing to work at height.
Middlesex County Disposal Fees+15%
Middlesex County landfill tipping fees increased 15% effective January 2025. Disposal is a real cost line item on every tearoff — 2 layers of shingles on a 30-square roof generates roughly 4–5 tons of debris.
Manufacturer Price Increases — Locked Inventory
GAF and Owens Corning both raised distributor prices in February 2025. Best Crew Construction committed to bulk inventory purchases at 2024 pricing, allowing us to hold our material costs through mid-2026 for customers who book during this window.

Methodology

These figures are drawn from The Best Crew Construction's internal job records across 1,200+ residential installations completed 2018–2026 in Central NJ. All figures represent residential roofing in our service area — Middlesex, Monmouth, Mercer, and Somerset Counties.

Commercial projects are excluded. Prices reflect total installed cost including labor, materials, tearoff, permits, and cleanup. Individual jobs vary based on pitch, accessibility, layer count, deck condition, and material selection. County averages are not weighted by volume — they represent the simple mean of qualifying jobs in that geography.

Insurance figures reflect only jobs where Best Crew Construction assisted with or coordinated the claims process. Self-managed claims are not represented.
