Within days of any significant nor'easter or storm event in New Jersey, unlicensed or fly-by-night contractors from out of state arrive in residential neighborhoods, going door to door offering "free inspections" and quick repair deals. They're often uninsured, not licensed in NJ, and will be long gone before you discover their work has failed — leaving you with no recourse and a voided warranty.

These contractors — commonly called "storm chasers" — are skilled at manipulating insurance claims, overcharging, and cutting corners. Some collect deposits and disappear entirely. The NJ Division of Consumer Affairs receives a surge of roofing complaints every year following major storm seasons.

What does "actual cash value" mean vs. "replacement cost value"?

Actual Cash Value (ACV) means the insurer pays replacement cost minus depreciation based on the roof's age. If your roof is 15 years old, you might receive 40–50% of replacement cost up front. Replacement Cost Value (RCV) policies pay the full cost to replace your roof with like materials — with the depreciation "held back" until the work is complete and receipts are submitted. Do I need to be home for the storm inspection?
